It is a 1949 home and so we are updating electrical, repairing siding, putting in a new forced air HVAC, new flooring, paint, etc.

I even offered to have them be away from the unit for an hour so that I can let the electrician in and they won't be exposed, however they're worried about droplets that may remain in the air. 

For us foced air duct work would not only be a very expensive solution but a logistical nightmare.Our NG heat runs about $2,000 a year & I just dropped in a new 30 gall HW tank (Yep the old 70gall burst @ 1am). 

Some of the things that are a must for me is 1) Deal MUST have preferred return. 2) I have to trust the sponsor (go to their website and/or check their you tube page) 3) I don't invest in sponsors first or second deal.

Check the mechanical and structural areas for the home including heating and air conditioning unit, hot water heater, roof, etc. 

Rip out the plumbing, rip out the knob and tube, get rid of the plaster and you have a pretty sweet place.

I am curious with things being up-in-the-air where others see this investment space moving to. 

There will be no central air conditioning, laundry or any other high powered electric.
