I've made a few advance payments towards the principle and therefore, because of that loan being opened in 2002, it would be paid off in 2027 instead of 2032.

What stops a lender from making a loan for the full amount of the restriction and than advancing another $5,000 or $10,000 under the same note and deed of trust.
