4 Family REO
Thanks in advance for all of the help. I am looking at purchasing a 4 family REO in Milwaukee, WI (where I live). It is the dead of winter and was -12 this morning. This property is vacant. Is it a bad ideal to pick up this property this time of year? How much of a buffer should I leave to get this place rented. It is in a good area, but it is hard for everyone to get stuff rented in this weather. People hunker down and hibernate in Milwaukee. I was also wondering how you would structure a lease. I want it to be a year long. Should I go MTM until spring and then switch them over to a year? Should I use a 6 month? What kind of bonuses, structure, or incentives should i use to make this work? The numbers only work if it is occupied. Please help.
