Hello fellow BP members, I have a deal that I would like extra eyeballs on.

Some specific state knowledge is helpful such as CA where you have the added burden of the Franchise Tax Board documentation requirements. 

The extra lot space that I have sits on a abandoned rail corridor that is in the process of being converted to a bike/walking trail and connected to a network of almost 40 miles of trails which is bringing people to the city from all over. 

I believe adding partners should be based on increasing revenue and profits. 

Taking an actual distribution and properly recording that and doing withholding may be extra work, but that is a "clean" event as opposed to defaulting on the loan.

Answer:1) Contact all mobile home movers and tell them to bring you deals. develop relationships with them. 2) Get the IFTTT app and setup Craigslist searches. 3) Search your local FB for sale groups. 4) Place ads in Craigslist’s saying you’ll buy homes cash. 5) If you know any wholesalers tell them about your situation.

If fact, I'd run an ad on Craigslist with the picture you posted here to see if anyone is interested.

House went off the market, but will stray away from flood zones due to extra insurance cost.

There's a lot of options available but not all of them fit with willingness to assume risk, spend time or money, or want and need.My wife and I are both AD and recently starting investing out of state with SFH rentals in cheaper markets than where we are currently stationed, it's been working so far but requires downpayment cash since they're not VA eligable purchases.  

The neighborhood has all the makings of an excellent neighborhood for investing, but does something like this make investing EXTRA risky.
