Looking for a 1031 Accommodator in the Long Beach, CA area

Hello BP -

I'm a real estate broker here in Long Beach, California and I have a client that would like to sell his condo rental, that is paid off, and do a 1031 exchange for a larger multi-family property. We are looking for a 1031 Accommodator in the area that would be willing to meet with us and go over the process and options.

@James Stinnett, if the priority is a face to face meeting then your options are going to be severely limited.  Even the title companies local to you who have captive QI accommodator relationships will usually be working with folks far away and your interface will be at a distance. But that's a good place to start if you're looking local only.  Ask the title companies.

But take heart if the goal is good service with an experienced accommodator.  In that instance you'll find that most national QIs with a large foot print can and will take the time to spend to make you and your client comfortable.  1031 is a federal statute so acts the same way and is structured the same in all 50 states.  In fact, almost half of our exchanges start in one state and end in another anyway.  Some specific state knowledge is helpful such as CA where you have the added burden of the Franchise Tax Board documentation requirements.  But again, the experienced national QIs will be able to work with you just fine.

What the best ones have figured out over the years (I can't believe the revised statute is now over 20 years old) is that taking the mystery out of the 1031 is the best customer service you can offer.  Instead of keeping the Wizard behind the curtain, the best QIs will be eager to educate you and provide the tools for you and your client to succeed.

Thanks for the shout out @David Cruice.  We do exchanges nationwide.  But I only eat shrimp from the Gulf and lobster from Key West :)
