I pride myself on offering the best customer service and knowledge to my clients and I feel as if this could be a great resource for me to learn more about the investing side.My business model is to accumulate multi-family residences in Philadelphia and the surrounding counties and manage them myself until I find that hiring a property manager as leverage is my best bet.

I think it will eventually start happening but it depends on when the money starts flowing to developers from Federal, county, city agencies to offset project costs to make it worthwhile again.

Also, Do you know if the kind of tax lien makes a different: ie; unpaid county taxes vs unpaid federal income taxes that are liens against property?

Even here in my state where we get them out fast some counties such as Fulton has limited Marshall staff to serve the evictions which increases another 4 to 6 weeks on getting them out in that county.

I would also think that anything that was appealed and found to be not guilty on the appeal would come off as well.I was recently told that only 2-3 counties have automatic submission of the court documents to the case search database.
