In a few months I’ll be living with family and paying $0 rent, which will boost my savings by over $2000 a month, though eventually I’ll want my own space - I’ll probably house hack, once I’ve picked an area I’d like to live in for a few years.What I’m not sure on is, how I should handle financing my first (and subsequent) property purchases.

I pick my own hours, pay is 1099, and each game is between $40 to $140 depending on the age level.

If you want to be successful, just randomly picking vendors takes a lot of time and effort. 

I am thinking you could cater to Tesla owners / and other EVs  I know as a Tesla owner myself its an important component when I am on a road trip IE pick a hotel with a Tesla charger.

I would pick the area that you feel most comfortable doing work or that you know the most people that you can easily hire and trust and start BRRRRing.

It won't cash flow can't debt service ratio so you need income w-2 to pick up the loss

Once you have a property picked out then you can get the actual approval based on the property address.
