Looking pick up multifamily property but don't have 20% down

Hey BP Community, I'M new to BP and finally getting serious about expanding my REI portfolio. I looking to purchase a multifamily property, but I don't have 20% for a down payment. I own one rental property in addition to the house I live in. I bought the rental property about 15 years ago and my home 4 years ago. Any suggestions on how to move forward without having to lay down a lot of cash?

If you buy a 4 plex and live in one of the units you can get a (I think it's) 3.5% down loan.
