If you end up paying a preferred rate that is too high, your preferred equity investors will be very happy but your common equity investors could not only lose out on returns but even lose principal because most preferred equity deals have the preferred equity investors receiving all their return on capital and all their return of capital before the common equity investors get anything.I have done deals where all the investors were structured as preferred equity with a specific stated return and no upside beyond that return.Â

I'm an educator, a personal caocher and business advisor and since my kids has grown up 10 years ago I started doing real estae in Israel, where I live.A few years ago we went into some 3rd party investments in the USA, as part of an LLC group of investors- one in Manhattan and one in Atlanta.Based on the experince I have with those market (as well as Newtom MA, where I lived for 3 years) I lately decided to choose Milwaukee as my next market, focusing at the moment on single family houses.I'm looking into 3/2 single familiy houses to buy and will be happy to work with local agents and build a team.

Hello everyone, I've done 3 buy and hold rental properties, and now I want to do flips, I need investors and I have some that have shown interest, in addition to speaking to private lenders that are willing to fund 70% of the LTV (based on the desired property)I'm seeing a lot of deals from wholesalers, but the problem is, some of them close in 2 weeks and some as long as a month, and they don't take conditional offers, and the good ones fly off the shelf really quick.My question is, how does someone like me close one of those deals within this short period, how do you arrange the equity and financing with little to no inspections sometimes even.I'd like to know how do I prepare myself to be able to close one of these good deals right away when they are offered to me and many others?
