There's a whole new set of issues when renting out to college students, but if you can do it correctly, I think you could be very successful renting out per room in those scenarios as well.

Hey @Isadore Nelson - appraisers are 3rd party vendors that won't take it well if anyone tries to influence their decision of the valuation. 

In talking to other investors this has happened to them as well in my area.

Also the Arkansas river leads to the MS which leads to the Gulf so there's barge traffic as well.
