@Alex Bekeza I am still learning about the BRRRR method and using a DSCR loan for the initial funding.

I've thought about using a HELOC as well but ONLY if I know I can pay it off within a few months as the interest rates are fairly high.

Actually the filter can be a problem if they're using a good filter.

LTV's are lower than one can obtain personally when using a non-recourse loan.  75% LTV on a recent flip is not likely, so you would want to speak with lenders in the space and get a realistic set of numbers to work with.
