@Jose Duarte To clarify some of the prior posts, transfer taxes in PA are generally 2% of the cost of the property you are purchasing (1% Commonwealth of PA and 1% local jurisdiction).  

I had great communication with the transaction coordinator there, who sent me inspection reports, photos, and answered some of my questions/concerns.When I closed on the property, it was not yet rented. 

They don't have my actual account number and I can transfer money to my normal account if needed.

I bet it was a bit nerve wracking when you hit the button to send the wire transfer for closing!

The Real estate geared classes will usually have a 10 min plug for the marketing business, but as long as you are fine with that going in, you know what to expect.I go to both types of events because I need to know marketing basics and they transfer over to sales of all kinds.

Today I received an email from one of the tenants that reads:"I will have my rent payed in just in the middle of a job transfer and they hold paychecks for first week so I’m not gonna have money come in till the following week.

This means it would no necessarily transfer with the land. however your contract  may have spelled out whether it was supposed to or not. 

The bank will probably NOT let you transfer the loan into the name of the LLC so you are still on the hook for everything you signed up to do per the loan agreement with the bank.
