But I would assume that those forms might not be as thorough as the forms Brandon put in his book because he has made them after experiencing a lot BS as a landlord and designed them to make sure those new found issues raised by tenants are covered in the lease or Rules and Regs forms...

Pete- obviously it's up to you, but I love having my own access to MLS.Not sure about your area, but between taking a pre-license class, state test, etc and then paying to join your local association and pay MLS dues, it could cost you $1,500-$2,000 or more to get started (at least in Florida).The nice thing is that you can set up a daily hot sheet for whatever area you desire that will show you all the newest listings and price changes.
