Brandon's book on Managing Rental Prop. Their Forms Used in Book

Hello everyone!

I finished reading Brandon's book on Managing Rental Properties and it was awesome! Such an actionable book.  Anyway, my question is about the 33 forms in that book.  Lease, notices, applications, tenant phone questionnaire, landlord verification/job verification forms, etc.... Those forms are so awesome and seem to be rock solid.  I think he mentions that his business uses some or most of the forms.  

My question for everyone:

IF you loved the information in those forms and felt that they covered your land lording concerns, would you be adamant  on using those forms and pay for a lawyer to review and make sure they are legal per state guidelines?

Reason why I ask:

I emailed a lawyer and his response was that he already has a packet of forms made for WI landlords that he sells for 250 bucks.... But I would assume that those forms might not be as thorough as the forms Brandon put in his book because he has made them after experiencing a lot BS as a landlord and designed them to make sure those new found issues raised by tenants are covered in the lease or Rules and Regs forms... I never worked with lawyers before and I'd hate to work with someone that just wants to make a quick buck by selling me the forms instead of taking the time to see how well these forms cover me and if they do me more justice.  

One example: I don't think the lawyer would have a no pet or no smoking policy in his lease forms where mine does... Etc... Things like that.
