Also, a conventional loan will not pay for the repair costs, so that would come out of your pocket whereas a private or hard money loan may cover most of it. , the method is meant to make for a quick turnaround.

I would note that some of them have penalties if you close them in a certain number of years - I took out one that had a $450 penalty if I closed it (or sold the property) within 3 years of the start date, even if I had a zero balance or never used the funds.

We sold that property since we couldn't get insurance for it.As @Ron S. mentioned, if you happen to have a note investor as a lender, it's not so rare to have the loan called due in a sub2.

It was stressful, there was a possibility I wasn't going to get the loan, and I had to be flexible (had to do 20% down instead of 5% in order to get the loan and I had to escrow money to do repairs after closing.With any distressed property, especially a property without utilities on I would try and buy cash or private money from now on if possible.
