In the towns that I’m thinking of, you just rake in money year-round which gets you to 150 K+This is why I don’t invest in or near my hometown either.

So for the last month or so I have been studying real estate and I think I have come to the conclusion that i want to get away from the single door and small commercial strip centers we have and move towards multi family/apartment complexes.

You might get away with it, but in my opinion the risk isn’t worth the reward.

Of course you could buy a property in which the previous owner has already addressed all of the big ticket items such as plumbing, HVAC, roof, windows, electric to name a few. 

In my market the rent is paid monthly year round (even when the students aren't there).

I use Innago with my tenants and they love the ability to pay rent online, maintenance tickets, communication, etc.

Round it off to $8,800 and call it good."
