Calculator - Why Does Cashflow Increase Over Time?

Tim Ellis
Posted

Why does the BP rental prop calculator show cashflow increasing over time? I'm consistently seeing this with all the props I analyze. Seems to be going up each year in the final report out.  Didn't see any posts on this topic, but maybe I missed some.

Also, here is an example report.

because you have the Income growth set at a 2% increase each year. When you come to the part where you are inputting Rental Income there's an option box right there to add a percentage.  Remove the 2% and you'll see a difference.
