Because of the slumping market and this house is on the west end of Atlanta if I were to resell it today, I end up at about breakeven and it may take two months to sell. it would easily have sold for $175,000 just a year ago in its current, renovated condition, I really want to avoid fire saleing the property just to get the cash.

His boss buys alot of properties fixes them up and re-sells them and is very successful, but he is focused more on the construction business than an investor.I'm glad I found this website and plan to read up on older posts to be more knowledgeable.

in areas of high density rentals the only way values get pushed is by the wholesaler and then by the turn key or investment company buying them and reselling them.. but there is a ceiling.. and that ceiling is basically the 1% rule for most folks.

So 175K for purchase plus another 175K to build plus holding costs (12 months to be safe) and we can resell according to comps at 450K-500K, which will give us a profit of 100K-150K.
