Keep things the way they are now and with all new tenants.Send out the proper notices allowing yourself sufficient time to replace tenants that for what ever reason choose to move.

This current BRRR will actually profit about $350/mo positive cash flow after all expenses including holdbacks for vacancy, repair, capx, etc.  

 So do prop managers and a leasing agent different positions and roles?

They did not post notice or even make calls figuring out why.

The water company sends a shut off notice if the tenants don’t pay, that usually takes care of it

I dropped new-owner notices and 30-day lease termination notices at the entry doors of all tenants.However, one tenant does not have a job, cell phone, nor electricity.
