. ;)  Just curious if it would work I would rather just replace the counter and cabinets but then you get into plumbing...and pretty soon well  that it s bigger budget. have to see some reports on  how this holds up.

I hired out the plumbing, electrical, granite counters and tile but I installed cabinets, trim and lighting.

Tenant moved his personal items (small packages) at 1AM caught by the camera - $250 fine for failure to adhere to the buildings rules and regulations.3.

All new electric, plumbing, subfloors, floors, wall covering, roof...everything!

Not sure of taxes and regulations.

Roofing, plumbing, electrical and HVAC are better left to the professionals in my opinion.Good luck  again.

You do not want a vacant building close to the holidays and 3,000 a unit rehab becomes 10,000 because someone breaks in and steals all the copper and plumbing etc.Make sure you DO NOT over improve the  units for the area thinking you will get higher rent.

The 10% is good for regular maintenance but when the roof, the HVAC or the plumbing goes you had better have some capital reserves.

You're going to want to look at the expected life on the major systems...plumbing, electrical, HVAC, roof, etc. 

That's what financial regulation is all about, protecting the public, the economy (like the crash) stockholders, buyers and sellers in real estate and commerce in general.
