While I understand the concerns and are worried about it, I feel it’s probably less of a risk to let him out than to keep him in.

I have read and watched a lot about it so I have surface understanding of how it works, but I feel that I do not really know much about details like tax implications , among other things that could influence my decision to start investing.

I personally started by buying a cheap crappy duplex.

I actually just purchased the second one in March as the owner needed out fast and I had a few other reasons that made it a good buy for me personally.

I always tell them to fill out the application and if they pass we can meet and they can pay the money and almost every time the person that was trying to put the cash in my hand has multiple evictions, a huge list of felonies, or both.
