For retail it needs kitchen updates, a new small deck, and some painting.

I even put an additional 10K into refinishing hardwood floors and new interior paint in my only three year old house to try and sell it while it sat vacant.

My HOA is great never complaints about minor things like paint color or changing landscaping ect.

Do you paint over those years or do they handle that?

I imagine maintenance costs would be higher - shorter roof, exterior paint life, etc.

I realize that Mahhattan is a very extreme place to start REI, but any tips or hints for someone young living looking to start ASAP, is greatly appreciated!
