Even if you put an offer in, make closing contingent on it being delivered vacant, add a condition of the offer to walk the house and make sure you do a walk through the day before you close.

I would think if it is recorded against the property, it would need to be paid off at closing in order to deliver clear title to the new buyer.

That alone takes work, but the multiple moving parts does represent some risk - if your contractor bails or doesn't deliver, you're in a high-risk position while you scramble to find a decent replacement from a distance while your vacancy is clock tick tick ticking away.
