I'm not required to do everything a PM would be doing in the real world, I'm getting to learn on the job, I can use the land lord as a mentor on the process, and I'll have time to work out my systems in the next couple months.

One which delves into the person's prior relevant experience, their relevant educational background (be it reading books on the subject or helping a mentor), their long-term goals and general business plan, and what they're looking for.Sadly, the majority of the inquiries are from the first three categories - rarely is there one with enough common (and business) sense to communicate what's relevant.

That experienced landlord may turn out to be a future private money lender or mentor, the other investor who just purchased a foreclosure may not have the knowledge to find off-market properties and could turn out to be your best cash buyer should you decide to wholesale some of your deals.
