@Chris Clothier well Clayton Morris comes to mind of the worse of the worse I have witnessed.those that give inferior product usually don't last to long.. so longevity in the market place is a key indicator.right now I see the TK industry if we can call it that somewhat stressed.. to do full renovations like your company does you simply have to move up in asset class and price points.. you cannot do a full rehab on a 75k exit property MOST of the time.so something has to give..

I have posted mine in North Bay, and not too many inquiries, perhaps only 2 per months, compare to LTR that has lot of reviews posting with FB marketplace.

I'd suggest looking at mobile homes on Facebook marketplace and craigslist so you can at least get a feel for its value based on comps and demand in the area.Relocating a mobile home isn't too crazy.

I'd take a look at Zillow and Facebook market place to see what a one-bed/master is renting for to see how much you would be able to get. - Should we just renovate without a renter and then house hack/rent once renovations are complete?

For advertising for normal rental units, Zillow is the best place to post for a rental ad, especially in the Denver metro area, but I wouldn't just rely on that website, apartments.com, rent.com, redfin.com, zumper and facebook marketplace are all good places too.

Jackie lange just posted this on the marketplace same scenario she will provide the book and other info... its just retreading old ideas... with dodd frank these would be pretty hard to do and meet the metrix needed to be compliant.....Of course many parks also don't allow the homes to be rented out.. one needs to check that as well.
