Installing a French Drain around the affected perimeter has worked wonders in my experience especially where run off from a hill is involved.

Did you have to put 20% down on the second duplex or was there some creative financing involved?

@Moises Suazo Yes, this is just an option to purchase without any lease involved.

Understand the fees involved and calculate the total cost for an entire year of management so you can compare the different managers.

This is something I'm going to keep a close eye on in the future.

How should I get involved or are the chances slim to none?

This of course can be waved but only with the consent of ALL parties involved.
