I find plenty of lenders who can do 75% LTV on investment property cash out refi.

Although, haven't purchased in Guam, there are plenty of military/veteran on this forum who have purchased internationally on TDY and the principles should be somewhat similar. 

My partner and I personally have funds to protect us and possibly buy a property or two ourselves but as of now we want to wholesale + pass any interesting leads off (which we do get plenty that are out of our hands dealing with)

There are plenty of big companies that will continue to pay their rent, but I think a lot of the smaller tenants won't be able to.

Non-smokers have plenty of other options to rent from up-tight landlords who are disgusted with the smell of smoke.

At the bottom, deals are plentiful but finding funding for them is hard.
