It wasn't so long ago that you could get even incredible deals in Spain as a result of the previous crisis.

If I focus 80% of my time on the leads that look like they might be promising or hot, I'll get more deals, faster, and grow the business more effectively.

I was receiving a daily hot sheet with new MLS deals.

Geography is important, we're in NJ, a hot spot for cases. 

So you have the budget to replace AC, hot water tank if and when they go out and you have the budget to do a light cosmetic upgrade to raise rent rates a bit when you're ready. 

Trouble is, of course, the medical professionals relocating to help out in the "hot spots" rely heavily on STRs for accommodations close to where they work.

(Thank you @Ann Belamy ) :) It was really a game changer for me and one of the first real estate meetups that I have been to and the atmosphere was incredible. 

If you do get fortunate and the market is hot, or it’s peak leasing season and you can get someone in there for $900 then great!

@Sean BizjackI'd also like to add onto @Anthony Fontana's excellent advice there and mention that building a complete syndication team will be incredible tough without any investing experience.

Florida is probably less outdoorsy because it's so hot in the summer and it's relatively flat.
