The issue there, is that you're competing against licensed professionals who want to get that listing to put it on the open market and expose it to hundreds or thousands of potential buyers and buyer's agents.Best of luck to you moving forward!

As a Caleb H said, you can make lots and lots on money in finance.There are hundreds of billions of dollars invested in real estate being managed by finance majors, and none by political science majors.

I would simply offer 6 months at the current market rate and month to month at a couple hundred a month more.

Have done many deals and had my hands on hundreds of them. 

We always give the tenant a Notice To Pay Or Quit, but since the tenant is moving, anyway, it is senseless to get an attorney involved and I am not going to get myself into a tizzy over a few hundred dollars, more or less.If the damages exceed the Security Deposit I you can still sue the tenant, but going to court takes a lot of valuable time and costs some money.
