Any commercial or multi residential type properties I find online, the numbers look horrible (often negative cash flowing) when I run them on the Bigger Pockets calculator. 

This is what I mean, I am looking on the MLS everyday and most of the houses are in horrible areas and stay on the mls for a long time or they are overpriced. 

They're horrible about getting in contact with me in any way, and no matter what I don't feel comfortable working with them anymore after this.

Unless you two create an LLC together and purchase it that way. 3. if you are getting 2750/m from 3 units while living in the 4th, its not a horrible deal as long as its a good area.
