property managers in the "hood" (Jacksonville)

I have a 55k house on the north west side of Jacksonville. (32254) The neighborhood is not exactly a war zone but it's pretty low income.
  I'm having a lot more trouble than I expected finding a property manager that will actually service this area. 

They respond to my initial inquiry but then never follow up with the forms I need to get started!

Am I better off contacting the one of the bigger companies 30 minutes or so away from this property? Any advice for finding someone to manage my property? It was fine when I was living and working right there but now I am not.
