What is a step-by-step, in depth way to analyze the profitability and commercial market of a potential self storage lead?

I have heard a great place to start is with self storage units.

I have been considering selling into something less politically charged while we still have 1031.... maybe self storage or whatever. 

When it comes to fresh renovations you can go online to confirm permit status and pay more for an inspection. 

updating the existing buildings and building new units I think the best option would have been a self-storage conversion.

I am currently looking for property in  S Calif for RV and Boat Storage.
