Tenant hasn't pay 3 months....

I'm located in fresno ca.I have a tenant she hasn't paying 3 months her lease ends at the end of January she is running a nail salon at the garage she painted the walls an inside looks like a nail salon, we already dropped 3 days notice as well with a 60 days notice at the end of November she claims she has covid but she lying she is just taking advantage of the stupid eviction moratorium, I will file an eviction on Monday but I was wondering what your opinion and may be you can suggest a lawyer here in fresno , I have all on video about the nail salon!!

@Jorge Chocoj I wouldn’t evict for non-payment of rent; I’d evict for not having a valid lease and/or for running a business out of the house as a violation of the lease.

I don’t see the moratorium ending this month which means any evictions for non payment would be put on hold.
