A large portion of the traffic will be tourists; I'm looking at accommodation, food and beverage industries first. 

Lesson number one investors: make sure you secure your capitol before you close on your deals and if you plan to secure it after closing, be sure you’ve got a back up source to fund your renovations.  

Just reading between the lines here- It seems to me that you should be looking to purchase the home or condo that you like where you like independently  & then passively investing in real estate through a REIT; Syndication, Crowd Sourcing, or maybe a company like Roofstock.

Hi, I am struggling to find a new property to flip, I used to use hubzu and auction.com but is getting harder to get properties from these sources, I read on this forum that wholesalers are the way to go when we need to fill our pipeline, I tried to look for wholesalers but no success, any recommendations? 

So I tapped into my existing network of lead generators; my landscaper, pool guy, UPS driver, Schwan’s food delivery driver and mail carrier.

The land is in a shape of a triangle I will attach image below and it is a total of 124,502sqft The issue there is power lines running on it towards the south part of the land (See images) With that said I am trying to figure out what I can do on this land I was thinking limited restaurants like rent it out to food trucks maybe 8-10 food trucks but the city is still going through the process of approving that.

From a documentation perspective, since the refinance money had been sitting in my bank account for 6 months before I made another purchase, does the bank ask for more than 4-5 months worth of statements to verify source of funds for purchase of Property B?
