My point is that deals that are great at purchase, and recognizably so, without undue risk, and without the luck of price increases through inflation, neighborhood gentrification, oil discovery, etc., is in actuality quite rare.

But I get that the cops have bigger fish to fry and I doubt a lawsuit will solve it.

Hello, I'm a 22 year old contractor and I've been researching different ways to acquire properties in my state of Massachusetts due to the competitiveness at all the foreclosure auctions I attend, there are a lot of "bigger fish" that have more funds to spend then I can/the bank bids them up.

Thinking you need to start with 20 units isn't a BAD thing, per se, but you'll probably miss many simpler opportunites while you are thinking about this big fish. 

Super high debt, super low savings, a terrible oil price, and some massive sector-specific layoffs.

This is a cycle of time I can only call "Love for the Snake Oil Salesman". 

For example, I was looking at a 6 unit last week that has oil heat (included in the rent).
