Finding a property that cash flows with these numbers in San Diego likely eliminates SFR and requires multiplexes.  

Or can I hang onto it until (a) his lease officially ends; or (b) until I find a new tenant?  

I found a $60k property requiring $80k rehab to get to $250k ARV My problem is that I cannot find financing for this project because it's in a rural area, Does anyone have any lenders who can help me out?

I’d imagine finding a lawyer that has 1031 experience already would be great to go with  

We’ve looked at some of the figures, but we can’t find an easy way for this property to produce positive cash flow.We’ve mentioned our interest to our landlord.

I spent the last phase of my investment career doing what I call snowballing.

I've already begun emailing it out to people in my circles that were interested, and I'd love to find 1,000 people or more this year that could really benefit from it.
