The only issue I see is there is so much fast growth and it is hard to compete, for a rehabber at least, with all of the new construction.

As long as you surround yourself with the right people and the positive energy, you will grow as fast as I did.

There's been a large change in the fact that many new businesses are catering to the young adult crowd; this combined with the low cost of living is bringing new young people to the city.

There is often the zoning itself that needs to be changed and also site plan approval.The multifamily project close by might have already performed due diligence in the area and have the reports they need to make a decision.

I do think the communication level is poor, not sure what the level of commitment is between you but I'd consider looking into another firm so your prepared for a change.. 

The original lease would still stand, but you can have them sign an Addendum just to acknowledge the switch of ownership of the lease ( you) and where payments are to be sent and how they are to be made out, or if online payments, how to pay. you can not physically change the rent and i wouldn't bother re writing it on your co. letterhead, that would be a waste of time and a headache.

I don't see that changing soon.

If you just buy a turn key building chances are it will appraise for around the same value you paid for it, unless you are in a fast appreciating area.

The listing agent for the most recent estate was able to petition the county to have the address changed, and only then were they able to sell it, since then when you googled the address none of the news stories about the house would come up.
