I wouldn't want to do real estate full time, but just to save on costs when flipping houses in the future.As far as having someone in Portland to manage things while i'm gone, I have one very very close friend that is extremely responsible and willing to help out whenever needed.

But..this is extremely rare - and I never heard of this on a standard home bought by a small investor.

The issue is her tenant is nice, but extremely weird about letting anyone into her property.

She's honest, hard working, and extremely investor friendly.

During the time of renting it I started to read a lot of information about real estate online and became extremely interested in it.  

And, this business is not like what all of those gurus say it is, it would be extremely difficult to become successful with just driving for dollars and mailing out 50 letters a month.  

Took extremely longer than it should have to renovate and rent out.
