Difficult tenant. But very motivated seller

I recently met a very motivated seller at their property. The issue is her tenant is nice, but extremely weird about letting anyone into her property. Made us wait outside for over 30 minutes. Having a texting battle with the owner. We finally were able to the living room and kitchen, but that's as far as we could go, they kept mentioning a dog, but I only heard it bark once when we were out side and never when we were inside. So I'm not sure what's going on. Should I proceed or no? Are there buyers out there that just want properties that cash flow and aren't interested in finding a new tenant. Apparently this tenant has been there for 10 years and never late. So there are PROs and CONs Thanks.
