I explain to the other investors, that I personally like to have the excessive cash flow on this first property just in case of income emergencies.

If the property is worth less than the liens, the bankrupt should file a motion asking the court to recast the amount of debt in excess of the value of the property securing that debt as unsecured.

It just seems excessive that such minor work can cost that much?

We're having a challenge finding a bank that will lend to the LLCs on these properties where the fees aren't excessive (relative to the loan value). 

This building has a full basement with no windows but is nice, solid and dry under it, 125’ by 40’ with 9’ ceilings that is just sitting empty and a waste of space that I think I need to make use of.
