@Annchen Knodt I agree about the time vs money above, but doing your own lets you use multiple designs to see what works.I would also suggest that you try more than just Absentee Owners.

I'm an investor looking for cash flow properties outside of So Cal, if there's any experts in which are some nice areas with B class type sfr's or 2-4 multi units please feel free to engage.

I design house plans for builders and developers and it would be nice to have someone local at that price point!

Self-directed IRA's are designed to receive passive income such as interest, dividends, rents, etc. 

Getting up to 5-10 units in the same area will help you keep an engaged team of professionals and also a little more scale.

I found that the wording and tests were very similar to the state test and I found it to be more engaging and not as dry.Hope the feedback helps.
