Which is better for cash flow B class properties ? Az, Indy, Ohio

I'm an investor looking for cash flow properties outside of So Cal, if there's any experts in which are some nice areas with B class type sfr's or 2-4 multi units please feel free to engage. I've been hearing alot about properties in Indianapolis. I thought about AZ, And Vegas, but I dont know if it's more beneficial than other states.

In Indianapolis, look to the doughnut townships for B properties. specifically Perry, Franklin, Lawrence and Pike.
