I normally bring my uncle or dad along with me (as they are me rehab/construction experts) and we (if possible and safe) enter the property to assess the damage (technically trespassing).  

I personally have lived off of the 3/1 rule where I make sure I have 3 houses to pay on one loan, I've found this to be a safe strategy to quickly pay down debts. 

Generally speaking, on the forum you will hear them say to not accept anything to be safe.

So if they are near downtown, walking, safe, they rent well. 

Relatively safe town to walk around at night.

But remember that you cannot safely rely on “comparable sales” to judge that the price is fair.

Again, I'm not sure about California, but in Washington, the Liquor & Cannabis Board have specific guidelines around the types of safe you have to have on premise, as well as cameras, etc, in respect to the security issues that someone mentioned earlier in the thread.

We are talking about trimming a big tree here which requires professional service in order to get it done safely.

I've been in touch with all tenants via texting, and they're all safe with family nearby.

Is it more safe, absolutely.
