Since when did Austin TX become so expensive

So my coworker just moved to the Bay Area from Austin TX about 3 months ago... He kept telling me how crazy the Bay Area price is and how wonderful Austin is... So today we pulled some properties on Zillow...Boy, those near downtown Austin are super expensive, like 70% of Bay Area price.....But 10 miles outside from downtown, price is still very reasonable.....

Any Austin investor to chim in?
