Now it's Feb 2018, operating debt, (and Dad) is paid back and we're actually a legitimate business that is finally growing.The motivation behind quitting my job was that I realized I was taking a paycheck but wasn't able to dedicate my brain to what I was being paid to do.

I bought some liens in the mid 2000s and promptly forgot I even bought them.. there went 10k plus my time to travel there eat and get a hotel room  LOL... for me personally I only want to bid on what I can get a deed on right away so tax deed states..Liens are far to complicated for my little brain and take to long.. but  I know some folks kill it with those but they are far more organized than I am I suppose..

Entitling land can be a long, costly process and if that is needed I would recommend finding a local developer that is in another aspect of RE (such as mixed use or retail) and pick their brain about the entitlement process.
