But in this case, I feel obliged to do so in order to warn others before they put down $10,000 of their hard-earned money.I have been a "Preferred Investor Group"(PIG) member in San Antonio for a little bit over a year or so and have purchased 2 houses thru Lifestyles.I choose to post with a psedo identity as it is not pragmatic to criticize a organization after paying a hefty sum in advance (which effectively precludes you from using services from other organizations).I disagree with some of you who may claim that some of the below points are trivial.

My main issue with a short sale is related to not wanting to damage our credit when we will likely try to buy-up within the next 10 years.Lastly, we're looking at the SFR ($325k target) as something we would live in for five years before renting out as a long term buy and hold - we think we can secure a good 15 year loan that aligns with rental rates in the area.

You may need to signup for his newsletter to get access to it. 2) The contractors I work with are paid when the job is completed unless it is a very large job in which case we agree to installments...never more than 1/3 up front. 3) I usually have the bulk of the materials delivered by Lowe's or HD, it makes it much easier than making a bunch of runs to and from the store...just make sure you do a quick look for damage on anything that is damage prone. 4) I would say either would work but this is out of my expertise.

If I want to renew the lease for another term, I have them sign a "lease extension agreement" that lists the dates of the new term, the amount of rent (if it's different), and the fact that all of the other terms and conditions of the original agreement shall remain in effect.

Its a 2700sq ft brick colonial... what we know is there are foundations problems, mold on third floor and in basement, water damage on first and second floor, needs a roof, kitchen, windows.
