Now i have a question regarding when i can use my college degree and job as "proof of two years work" rule: when can i show consistent paystubs where i can be considered for a mortgage loan? 

I personally like the all cash plays. sleep well concept. but mathematically leverage of course creates higher returns if EVERYTHING runs right.

There is not the risk of HOAs changing the rules like in other locations, it's a true vacation market with very few full time residents.

Taking the cash from another property sold and buying more property to create more cash flow.

While not a big deal in the grand scheme of things, it does create delays and more items that I have to keep track of, that aren't actually productive.I understand a repeat customer may get priority treatment, it's when a desire to keep that customer happy by overlooking existing problems that come up later, occur.
