That's a cool idea!

The master BR occupant may pay the bills, but that person's kids may also have influence.A walk-in closet is cool.

As long as people feel that CA is overpopulated/crowded, restrictive, dangerous, or whatever reason people have for leaving, and as long people feel that they can have a higher quality of life that works for them in Boise, Spokane, Coeur d'Alene, AZ, LV, TX, etc. then we're going to continue to see these markets have a large influx of California transplants.And just so you aren't getting me wrong, this is not a knock on CA (I've lived there for a couple years before and loved it - beaches, Disneyland, cool cities, mountains, sunsets, redwood forests, it's amazing and I can see why so many people live there!)

We found a company called MR Cool which offers DIY systems within our budget but they are only effective down to -5 F.

This is a good option particularly on 3rd floor attic apartments that often times don't have their own heat source since the mini split can heat and cool.  

Think i finally figured it out but resetting it about 50 times-water coming in from second floor to first floor ceiling-code violation for house numbers, didn't cite previous owners, cool. 

For example I run my AC probably 15 - 20 days out of the year, because although I live in an arid climate I have shade trees, it cools off at night and I can do with fans until it gets above 78 or so.

Is anyone just sitting on cash and waiting for the market to cool off?
