@Andrea Ives You can't charge a finders fee like that, that would be brokering without a license, and leave you with fines that you need to figure out how to pay for instead of down payments.You can however, buy property with no money down.

@Edward B. is correct, as long as you are in the military you can leave it where it is at. 

In a lot of ways, not most ways....but my question and concerns are about my start out strategy.

Have the maintenance manager create a voicemail message on his phone stating that outside of business hours only emergency calls will be responded to, laying out exactly what an emergency is, and then say that if they proceed to leave a voicemail and it's not an emergency they will be fined $50 on their tenant account.

But, as a parent, I've come to consider my death as the single most important financial transaction I will ever make, especially with respect to leaving something to my children. 

Will they be more concerned with the current and possible future NOI?

I would either leave it alone or replace it. 

Again, leave it as is.
