I think one of the reasons is they have access to the MLS and are regularly asked to put something on there but they might tell you first.

I think the cost/fees associated with becoming a real estate agent will be worth it for access to MLS and just to have a better idea of the local market.

It also makes it much harder to get lending as it means you're most likely going to have to go commercial which in turn means higher rates...To the OP... just tell them to cut you the check, but you can always defer the to your "boss" when you run into issues.

Around here a base hit SFR sells for 80K and rents for 1100-1200/month.In this case, I would be the buyer's agent, do the searching and initial look-over of the property, run the deal (likely on my own finances through a commercial lender), and place/manage the tenants after closing.
